Being Offered at Auction by Retiring Owner, John Albers, 241.7 Deeded Acres of Mostly Tillable and Irrigated land. Location of land: Approximately 2 miles south of the Village of Arkansaw, Wis. on County Hwy N. (Next to Pepin County Shop) Access to land from Co. Hwy. N and Co. Hwy. D

REAL ESTATE – Approximately 241.7 Acres of mostly tillable land to be sold Per Acre X 241.7 Selling Complete and will not be divided. Tillable acres does not include acres in hedges, field roads, etc. All irrigation equipment will be included in the sale.

IRRIGATION EQUIPMENT – Irrigation Well... Well log is registered with the State of Wisconsin, dated 1979. It states that well is 496 feet in depth and drilled into consolidated sandstone. Well has been in continuous use by present owner since 1987, at about 1000 GPM. It has a submersible pump set at about 240 feet which was new in 2015. The well casing is 16” and the pump column is 8 inches. The pump is powered by 480 Volt 3 phase power, supplied by Pierce Pepin Electric. Well log is included.

Three Valley Center Pivots are supplied by 8 inch PVC Mainlines from the well. Two of these were installed new in 2013. The south farm pivot is an older system, but has had the span gaskets replaced, and tower boxes were replaced in 2013 and the center drives and gearboxes were all replaced in 2014. More recently the end span, tower and overhang were replaced, due to vehicle damage. The south farm is nozzled for 1000 GPM, the other two are less. This requires throttling back the flow rate to avoid system damage. All Systems are controlled from the centrally located pump house !

Owner has provided this information to the best of his knowledge, but it does not represent any type of warranty, either expressed or implied. Prospective buyers are encouraged to inspect the land and irrigation equipment prior to the sale. Property and Improvements are being sold in AS IS condition.

TERMS: Earnest money of $20,000. payable day of auction, balance due at closing approximately 30 days.
